Koreatown Mixed-Use Residential is a 500,000 SF multi-building urban infill located in downtown Oakland. The project covers an entire urban block and includes a 180 unit,15-story residential tower, a 40,000 SF retail center, and 150 unit, 6-story multi-family mid-rise residential building with retail shops below. The design uses a feng shui approach by cutting an avenue through the city block where a subterranean BART subway line runs. This avenue cut creates an exciting, urban corridor with retail shops lining the avenue. An innovative sunscreen mesh is implemented on the units facing the south to minimize sun radiation while optimizing the daylighting into the units. The complex includes modern amenities such as a fitness center, swimming pool, sauna, and children’s play area. Koreatown’s units range from 500 SF studios to 2,000 two-bedroom units. Each unit includes access to a balcony and stunning views of the Bay Area.
